Ok, so the Super Bowl is over. We’ve all seen the commercials–each advertiser trying to paint their product in the best light possible. Cars that are as sexy as supermodels, underwear that will make your man look like David Beckham (ah, a girl can dream), and alcoholic beverages that are destined to bring the world together in peace and harmony.
So what do Super Bowl ads have to do with real estate? A lot! The advertisers are trying to make their product look better than the competition–cooler, sleeker, sexier. As real estate agents, that’s what we should be doing with our products as well. Granted, trying to make a house look cooler, sleeker, and sexier is dang near impossible, but the least we can do is try!
It has been proven over and over again that houses that have been staged sell faster and for more money. With that being said, we always try to talk to our sellers about this important part of the selling process. Photographing a staged home is much easier than taking pictures of a bunch of empty rooms, but with the proper lighting and some creative angles, even an empty room can look spectacular. That’s why this next set of pictures blew me away–and not in a good way! I ran across these pictures on another website and couldn’t believe what I was seeing.
This is a home that is for sale in Northern Ireland. Now, I’m pretty sure that the same theory holds true in Ireland…staged home = quicker sale + higher sales price. I don’t know what the story is behind this 3 bedroom, 1 bath home, but I do know that springing for a clean-up crew would probably be a wise idea. Priced at £89,950 (that’s about $142,000), it looks like a pretty average home from the exterior pics.
But now let’s look inside…
So maybe this is a bit extreme, but it drive home my point–photos can make or break your listing! Don’t get me wrong, though. Photos aren’t the only thing that helps sell you house. You’ve got to price it to sell, too, so don’t just think that because the photos look like a million bucks that you house is worth more! But we’ve seen over and over again how great photos can help a home go under contract sooner and seller for top dollar.
